Thermal imaging is a visual, non-destructive inspection method that allows us to see things that our eyes cannot. We believe all home inspections should include thermal imaging — that's why it's included with every inspection at no extra cost.
Thermal imaging, also known as infrared imaging, enables us to examine homes in greater detail. By detecting temperature differences across surfaces, we can identify issues that would otherwise go unnoticed until they become costly problems.

Thermal cameras detect temperature differences across surfaces, revealing hidden issues that would otherwise go unnoticed.
AC/HVAC duct performance — checking for leaky, disconnected, or poorly insulated ductwork causing uneven cooling/heating
Air leaks and drafts — locating gaps around windows, doors, and building envelope penetrations
Appliance functionality — checking that ovens, water heaters, and other appliances are heating properly and not showing abnormal hot spots
Electrical issues — detecting overheating outlets, breakers, panels, or connections that could indicate a fire risk
In-floor radiant heating performance — confirming even heat distribution and spotting dead zones or broken loops
Insulation gaps — finding missing, thin, or displaced insulation in walls, attics, and floors
Moisture and water intrusion detection — spotting damp areas behind walls, ceilings, or floors before mold or rot becomes visible
Plumbing leaks — tracing hidden pipe leaks
Roof leak detection — identifying trapped moisture under roofing materials or around flashing
Structural anomalies — spotting missing studs, framing defects, or areas where materials differ in density
Important: Thermal cameras detect temperature differentials, not moisture or defects directly. Findings are often confirmed with a moisture meter or other diagnostic tools to rule out false positives.
