What We Inspect
Every home inspection follows a systematic approach covering all major systems in the home. Below is a detailed breakdown of what we inspect — so you know exactly what to expect.
Roof coverings, drainage systems, flashings, skylights, chimneys and other roof penetrations.
Foundations, foundation drains, basements, floors, walls, ceiling and structure.
Service entrance, panels, branch circuits, connected devices & fixtures, smoke & carbon monoxide detectors, & AFCI & GFCI protection.
Fixtures and faucets, water supply systems, drain, waste and vent systems, water heater, vents, flues and chimneys, and any sump pumps.
Heating equipment, operating and automatic safety controls, distribution system, chimneys, flues, vents, and thermostatic controls. Air conditioning units and HRV systems.
Insulation in attic, vapour barriers, under-floor systems, ventilation in attic and foundation areas, venting systems, fans, soffits and roof vents.
Ceilings, floors, walls, steps, stairways, balconies and railings, counters and cabinets, doors, windows, window wells, garage and smoke seals.
Wall cladding, flashing and trim, doors and windows, decks, balconies, steps, eaves and soffits, etc.
Driveways, sidewalks, gates, fencing, grading, drainage etc.
Dishwasher, garbage disposal, range hood, range or oven, cooktop, built-in microwave, trash compactor, bathroom exhaust fans, garage door opener, and other built-in appliances.
We recommend being present for the last 30–45 minutes of the inspection so we can walk you through our findings in person. After the inspection, you'll receive a detailed digital report with photos, videos, and colour-coded severity ratings.
