Top 6 Things We Watch for in Houses
With a house, everything from the roof to the sewer line is yours, so there's more to check and more that can be costly to fix. Across the Lower Mainland's wet climate and mix of older and newer homes, these are the six areas we look at most closely.
Roof and attic
Our rain is hard on roofs. We check the roof covering, flashing, chimneys, moss and gutters we can safely reach, then go into the attic to look for leaks, mold, poor ventilation and bathroom fan or dryer ducts that have come loose and are venting moisture into the attic.
Drainage and sewer lines
Water that isn't directed away from the house ends up in the basement or crawlspace. We look at grading, downspouts and signs of failing perimeter drain tile, and recommend a sewer camera scope on older homes, where clay and concrete lines can be cracked or blocked by roots.
Foundation and moisture
We check foundation walls and slabs for cracks, settling and efflorescence (white mineral staining), and use thermal imaging and a moisture meter to find hidden water in basements, crawlspaces and walls before it turns into mold or rot.
Electrical safety
We open the electrical panel and look inside for double-tapped breakers, bare or loose wires, missing knockouts, and signs of overheating or arcing, and check its age and capacity. We also look for aluminum or knob-and-tube wiring in older homes and do-it-yourself wiring anywhere, and test outlets throughout, including GFCI protection near water.
Plumbing, heating and oil tanks
We identify the type of plumbing, including Poly-B, check the age and condition of the water heater and furnace, and look for signs of an old buried oil tank on older properties, like fill and vent pipes or capped lines.

Many houses have basement suites, additions or renovations, not always with permits. We look at ceiling heights, exit windows, smoke and carbon monoxide alarms, fire separation between units, and how the suite was wired and plumbed, so you know what you're buying.
