Why Richmond Homeowners Choose Next Inspections

Richmond has a wide mix of homes, from 1960s to 1990s houses in Seafair, Broadmoor and Steveston to townhomes, condo towers in City Centre and large newer homes across the city.

We know what Richmond homes face: a high water table on the Fraser River delta, soft soils that can settle, crawlspaces instead of basements, and aging plumbing and wiring in older houses.

Whether you're buying a condo near Richmond Centre, a townhouse in Hamilton or a family home in Steveston, you get the same thorough inspection every time, with no travel surcharges.

Local Knowledge

Top 5 Things We Watch for in Richmond Homes

Richmond sits almost entirely on Lulu Island in the Fraser River delta, just above sea level and protected by dikes and pump stations. That shapes how homes here are built and what goes wrong with them. These are the five things we look at most closely.

  1. Crawlspaces and a high water table

Because the water table is high, most Richmond homes are built over a crawlspace or slab rather than a full basement. We go into the crawlspace to check for standing water, damp soil, mould, damaged vapour barrier and insulation, and we look at sump pumps, grading and downspouts.

  2. Soft soil and settling

Delta soils are soft, and older homes, driveways and steps can settle unevenly over time. We look for sloping floors, cracked foundations, doors that stick, and gaps at steps and garage slabs that point to movement.

  3. Older homes from the 1960s to 1990s

Many Richmond houses from this era have Poly-B plumbing, aluminum wiring, older electrical panels and roofs near the end of their life. We check the panel, test outlets throughout and identify the type of plumbing.

  4. Leaky-condo-era townhomes and condos

Many townhomes and low-rise condos built between about 1985 and 2000 were part of BC's leaky condo crisis. We look for moisture at windows, decks and siding, and recommend checking the strata minutes and depreciation report for rainscreen work that's done or coming up.

  5. Newer large homes and renovations

Many lots now have large newer homes or major renovations. We check workmanship, roofs, attics, drainage and mechanical systems, and if the home is still under a 2-5-10 warranty, we help you find what to claim before it expires.
