Why Delta Homeowners Choose Next Inspections

Delta is three communities in one: North Delta with its postwar and hillside homes, Ladner on the low-lying Fraser River delta, and Tsawwassen by the water near Boundary Bay.

We know what Delta homes face: floodplain lowlands and a high water table in Ladner, soft and peat soils near Burns Bog, aging homes in North Delta, and wind and salt air near the coast.

Whether you're buying in Sunshine Hills, Ladner Village or Beach Grove, you get the same thorough inspection every time, with no travel surcharges.

Local Knowledge

Top 5 Things We Watch for in Delta Homes

North Delta, Ladner and Tsawwassen each have their own kind of housing and their own common problems. These are the five things we look at most closely in Delta.

  1. Ladner lowlands and a high water table

Ladner's lowlands are on the Fraser River floodplain, protected by dikes. With a high water table, many homes sit over crawlspaces. We check crawlspaces and basements for standing water, damp soil and moisture, and look at sump pumps, grading and drainage.

  2. Peat and soft soils

Parts of Delta, especially low areas near Burns Bog and the farmland, have peat and soft soils that can compress over time. We look for sloping floors, foundation cracks, sticking doors and settled steps and driveways.

  3. Older North Delta homes and oil tanks

North Delta grew quickly after the 1950s, and many houses from that era were once heated with oil. We look for signs of a buried oil tank, check older electrical panels and wiring, and inspect retaining walls and drainage on hillside lots.

Read our oil tank guide โ†’
  4. Poly-B plumbing and aging systems

Homes and townhomes from the late 1970s to the 1990s can have Poly-B plumbing, older water heaters and furnaces near the end of their life. We identify the type of plumbing and check the age and condition of each system.

    Read our Poly-B guide โ†’
  5. Wind and salt air near the water

Homes near the water in Tsawwassen, Beach Grove and Boundary Bay face more wind and salt air, which are hard on roofs, siding, decks, railings and metal fittings. We look closely at the roof and exterior for wear, corrosion and places water can get in.
