How to Prepare for a Home Inspection

Simple steps to prepare your home and make the inspection process smoother for everyone. A well-prepared home means faster access, better photos, and a more thorough inspection.

A home inspection is a thorough, non-destructive assessment of your property's major systems and components. To ensure the smoothest inspection day and the most accurate assessment, a little preparation goes a long way.

Here are the key steps to prepare your home for inspection:

1. Provide a List of Key Components

It saves us time if you note the locations of key components in your home, such as:

Water shut-off valve location
Electrical panel location
HVAC/furnace location
Gas meter location (if applicable)
Sump pump (if present)

This allows us to find them quickly and efficiently, benefiting everyone involved.

2. Clear Access to Electrical & Plumbing Panels

Make sure all electrical panels, circuit breakers, water shut-offs, and HVAC access panels are clearly visible and unobstructed. Don't block these areas with storage, furniture, or boxes.

3. Clear Cabinets & Under-Sink Access

Remove as many items as possible from:

Kitchen and bathroom cabinets
Under-sink plumbing areas
Appliance spaces
Basement storage areas

This gives us clear sight lines to inspect for water damage, leaks, and proper plumbing connections.

4. Clear Driveways, Walkways & Exterior Areas

Remove debris such as:

Leaves and branches
Snow or ice (seasonal)
Vehicles parked in inspection areas
Trash cans or yard equipment

Clear driveways and decks help us safely inspect the exterior, foundation perimeter, and roof accessibility.

5. Clear Wall Access (Especially Basements & Exteriors)

We need clear access to as much of the walls as possible, especially:

Exterior walls (for siding, cracks, water damage)
Garage walls (for moisture and structural issues)
Basement walls (for foundation cracks and water intrusion)

If you have storage along these walls, please move it away so we can inspect behind them.

6. Gather Keys & Remotes

Ensure we have all necessary keys and remotes to:

Operate all doors and windows
Open gates or side entries
Activate garage doors
Access storage areas or sheds

This allows us to fully assess the operation and condition of all access points and locks.

7. Gather Warranty & Upgrade Documentation

If you've made upgrades or replacements to your home, please gather and share:

Hot water tank warranty & installation date
Furnace/heating system warranty & date
Air conditioning unit warranty & date
Roof installation date & warranty
Windows/doors replacement information
Electrical or plumbing upgrades

This helps us understand the age, condition, and remaining lifespan of key systems.

What Not to Do: Understanding Non-Destructive Inspection

A home inspection is non-destructive, meaning we do not:

Cut into walls or ceilings
Apply force to components
Damage siding or trim
Break seals on windows or doors

We only open panels and components that are necessary and safe to access. Your home's integrity is maintained throughout the inspection.

Inspection Duration: What to Expect

The duration of your inspection depends on your property type:

Condos: Approximately 2 hours
Townhouses: Approximately 2.5 hours
Houses: 3–4 hours depending on size and age

We recommend being present for the final 30–45 minutes so we can walk you through our findings in person and answer any questions.
